Description:
Jonathan was appointed by a developer client to produce a detailed design for this development of 11 luxury apartments. Jonathan's role involved the creation of detailed Construction drawings, finishes schedules, a detailed written NBS specification and preparation of 'Employer's Requirements' documentation for adoption by the Contractor under a bespoke Design and Build Contract. The client retained Jonathan's services throughout the project to act as employer's agent, helping to ensure that the project progressed in accordance with the adopted 'Employer's Requirements' documentation. Throughout the project Jonathan carried out regular site visits, inspecting and providing written reports to the client in regard to construction methods, quality of workmanship and building regulation compliance. Jonathan's role also involved working with the builder to assess and comment on any proposed substitutions in regard to specified products and finishes, ensuring that the end product was of the highest standards/quality, as set out within the Contract documentation. The project resulted in a beautiful development of 11 bespoke, high quality, luxury residential, 2 and 3 bedroom, flats. The development responds to the site specific planning constraints and the surrounding architectural character of the area. Description:
Appointed by a private client, Jonathan was engaged to provide a full Architect's service including: Establishing the clients design brief and preparing initial design options. Preparing and submitting drawings and documentation for, and obtaining, Full Planning Approval. Preparing and submitting drawings and documentation for, and obtaining, Full Plans Building Regulation Approval. Advising on the correct procurement route and preparing detailed tender/construction drawings, finishes schedules and detailed written NBS Specification. Carrying out Tender Action to three appropriate Contractors and preparing a Tender Sum Analysis for discussion with the Client. Engaging in a value engineer exercise with the preferred Contractor and preparing all Contract documentation. Acting as Contract Administrator under the chosen JCT MW Contract. Post-Practical Completion inspections and preparation of snagging/defect schedule and liaison with Contractor in regard to rectification works. Liaising with the Client and Contractor agreeing the final account. The project involved the creation of a new, large, open plan kitchen/breakfast-room with a linked utility/boot room (incorporating under-floor heating) providing access to an insulated double garage. A new large living room has been created incorporating a wood burning stove and folding sliding doors (with integral 'in-glass' blinds) giving unobstructed views and access to the rear garden and patio area. On the first floor the space was remodelled to create 4 large double bedrooms (2 en-suite) with built in wardrobes. The family bathroom and en-suite shower rooms incorporate under-floor heating, new sanitary ware and tiling. In regard to finishes internally, all the internal floor finishes, doors and ironmongery were also replaced. The existing lighting and electrical layout was totally re-planned (inside and out) and the property rewired with new screwless flush plate sockets and switches, provided throughout to create a coherent, contemporary feel. Externally the existing cladding was stripped off and replaced with a new breather membrane, battens and timber cladding. The new extension and existing garage was rendered in a through colour render incorporating a waterproof additive. Energy efficiency and improved thermal performance was one of the main requirements for the clients. This was achieved through the provision of additional loft insulation, full fill blown cavity wall insulation, the provision of a new high efficiency boiler and extremely energy efficient LED lighting throughout. The works also included replacement of all the existing single glazed windows with new, larger, high performance double glazed windows. The new windows resulted in significantly upgrading of the properties thermal performance and airtightness. They also improved the external proportions and aesthetics of the property, increasing the amount and quality of natural daylight in the house.

Description:
The brief was to dramatically remodel and extend a 1970’s beach front house located in a conservation area in a picturesque Devon seaside town, into a sustainable ‘New England’ meets Georgian style period property. Whilst the existing 1970's house was of no great architectural merit, the property is located within an Area of Outstanding Natural Beauty and a Conservation Area. As such it was essential that the proposals responded carefully and sensitively to its geographic and historical surroundings. Jonathan's appointment included design, preparation and submission of a detailed Planning Application, the preparation and submission of a Full Plans Building Regulation Application, the preparation of detailed Tender/Construction information including detailed construction drawings, finishes schedules and a full written Specification and Contract Preliminaries for use under a JCT MW Contract. The changes to the internal and external layout were designed to create a new hierarchy to the house that would meet the requirements of the owners in terms of privacy, function and sustainability. Extending the property involved the creation of an entirely new, highly insulated, pre-fabricated timber frame third floor, containing the master bedroom suite complete with an inverted dormer/patio overlooking the garden and sea front. Then entire house was gutted to provide new electrics/electrical layout (incorporating low energy lighting throughout), energy efficient heating system, plumbing, new high performance triple glazed hardwood windows and doors and full fill insulation to the existing cavity walls. The external walls were clad in a ‘New England’ style cladding, contributing towards improved weather proofing and insulation. The works also involved the creation of a new double garage and external landscaping works. This, elegant, stylish project successfully demonstrates sustainable re-use of existing 1970’s housing within a conservation area and an area of outstanding natural beauty.

Description:
This speculative development was for the conversion of an existing 3 bedroom Victorian terraced house into two, 2 bedroom contemporary and stylish flats. Jonathan was appointed to provided a full Architect's service including:- Planning Approval, Full Plans Building Regulation Approval, Production of Tender/Construction Drawings, production of a written Specification, Tender Action and Contract Administration. These properties are usually characterised by their dark spaces, and internal isolation from the outside. However in this project a sense of delicacy and gravitas have been balanced through: careful space planning, the use of large open plan living spaces, large amounts of glazing, the careful positioning of roof lights, glass roofing, retention of the large traditionally proportioned windows, the retention of the original high ceilings and careful use of modern and traditional materials. The layouts have been carefully designed to prevent noise transfer between the two flats, not only through careful construction detailing but also through positioning of living spaces.
